Property Size: 3–50+ acres, including single parcels or assemblages
Target Uses: Single-family subdivisions, townhomes, and high-density residential
Project Scale: Sites capable of yielding 20+ residential lots or units
Target Geography: Greater Houston MSA and surrounding high-growth corridors
Location Profile: Path-of-growth locations near active residential developments, schools, major thoroughfares, and expanding infrastructure
Utility Status: Parcels within an existing MUD/PID or with reasonable potential for utility extensions
Transaction Types: Outright acquisitions, joint ventures, and option agreements
Value-add Industrial
Property Size: 5,000–25,000 SF
Target Uses: Light industrial, warehouse, flex, distribution, contractor space, and small-bay industrial
Target Geography: Greater Houston MSA and surrounding growth corridors
Property Profile: Underutilized, vacant, partially leased, or operationally inefficient properties
Value-Add Opportunities: Lease-up, renovation, repositioning, expansion, or redevelopment
Location Profile: Established industrial areas near major highways, transportation corridors, and employment centers
Occupancy: Vacant or below-market occupancy preferred
Building Profile: Functional buildings with deferred maintenance, excess land, or potential for improved utilization
